ASPHALT PAVING, SEALCOATING, & HOT PATCHING

We sealcoat and patch asphalt residentially and commercially. During asphalt patch repair, we replace specific areas of pavement, usually those with potholes and cracks. The asphalt around the pothole is first removed, including some undamaged asphalt around the hole (approximately 1 foot ). The area is first prepped by marking a rectangle around the pothole. The piece of asphalt is mechanically removed and the area cleaned of debris. We apply, tack to the bottom and sides of the hole to help the new asphalt adhere properly. The hole is then filled with asphalt and a liquid tar to prevent water infiltration and then compressed. Finally, the edges of the filled hole, or patch, are sealed using hot or cold asphalt and aggregate chips and sand.

We offer 2 types of sealer to maintain our asphalt installations

The first is an oil based sealer. This type of sealer is recommended for a newly installed asphalt driveway or one that has never been sealed with a water based sealer. Asphalt is made with sand, stone and oil. The oil based sealer is pressured sprayed to penetrate the pores of the asphalt, so this replenishes the oil in the asphalt that the sun and weather dry away. Even after just 1 year, asphalt starts to fade from jet black to gray and white. At this point, the stones in the asphalt mix may start to unbind. The sealer maintains the asphalt as long as possible.

The second type of sealer is an asphalt emulsion sealer. This sealer is strictly used for commercial parking lots and for driveways that are in poor condition. This sealer can help postpone the replacement of a residential driveway if the homeowners can’t immediately afford a new one.

Hot patching is also part of our business, and the bulk of this work comes from commercial parking lots. Our clients include establishments such as McDonald’s and White Castle, Car Washes, and real estate management companies. The real estate management companies require us to maintain the driveways and parking lots for many of their clients that include senior centers, commercial office buildings, and retail shops.

What Causes Asphalt Pavement to Fail? The primary cause of failure is the penetration of water into the asphalt base. Oxidation of the pavement surface from sun, water and temperature changes, begins this process which causes the asphalt to dry and become brittle. This eventually leads to the erosion of the top layer of the asphalt mix and the appearance of larger stones and small cracks on the surface. If left untreated, these cracks grow over time and eventually allow water to penetrate to the base of the pavement. When water enters this base, the base material moves and settles leading to further cracking. When the pavement reaches this stage the only option is removal and replacement of the old asphalt.
