Ask yourself if you are going to buy because you want to live there or if you want to start a winery or a restaurant or both. If you want to start a wine business then obviously you need to find a property with large fields to plant grapes, build a winery, and your home. Knowing this in advance will narrow down the scope of search for you.

Next, ask yourself if you are going to be occupying this property or if you are going to rent it. If you are going to rent it then you will need to get property in an area where there is at least 85% occupancy in the last few years. Meaning if you were to buy a house you want to make sure there was someone renting it for at least 85% of the time over the last few years else this property will not make you money and could turn into a loss investment.

In this case you are better off purchasing a property near a big winery or a college because then you know that people will need a place around the winery and college to stay and your property will rent easily.

So just thinking the purpose a little bit will help you pick the right property for you.
